An absolute must-have for any construction site. This covers legal fees and compensation costs if your building activities cause accidental injury to a member of the public or damage their property. Example: A loose piece of scaffolding drops from a first-floor residential extension and smashes through a client's greenhouse roof.
Employers’ Liability Cover
If you run a crew, this is a legal requirement in the UK. It applies whether you employ permanent bricklayers, temporary labourers, or apprentices. Going without it can result in a statutory fine of £2,500 for every single day you remain uninsured. Example: A site worker severely injures their back while unloading heavy cement bags from a delivery truck.
Contract Works Cover
Protects the physical work you are currently building while it's in progress. If a fire, flood, or extreme storm destroys a structure halfway through construction, this funds the cost of the materials and labour required to rebuild it back to that stage.
Tools and Materials Coverage
Your business can't run without its everyday kit. This protects your personal hand tools, power tools, and building materials against theft, loss, or accidental damage while on-site or stored overnight in a secure van. Example: Your locked site van is broken into overnight, and your entire kit of drills, saws, and laser levels is stolen.
Hired-In and Owned Plant Cover
Heavy-duty projects require heavy-duty machinery. This policy covers the massive replacement or repair costs if larger machinery – like an excavator you own or a mini-digger you’ve hired for a specific contract – is damaged, vandalised, or stolen from the site. Example: A rented concrete mixer is vandalised on-site over the weekend, leaving you legally liable to pay the plant hire firm for a replacement.

While there is no single legal minimum, most clients, main contractors, and trade associations require a minimum of £1 million or £2 million in public liability cover before letting you step onto a site. If you work on public sector contracts or commercial developments, you may find you need up to £5 million or more. It is always best to check your active building contracts for specific requirements.

While general business insurance is not always legally required for sole traders who work completely alone, it is highly recommended to protect against devastating financial risks. Without public liability or tools insurance, a single property damage claim or a stolen kit of power tools would have to be paid for entirely out of your own pocket, which could damage your livelihood.
