What does Making Tax Digital mean for landlords?

What does Making Tax Digital mean for landlords?

Making Tax Digital (MTD) is HMRC's initiative to transition the UK tax system to a digital platform, which applies to sole traders and landlords.

Rental property owners must switch from a single yearly self-assessment return to maintaining digital records and submitting tax updates via HMRC-approved software.

MTD for Income Tax launched in April 2026, with the initial rollout affecting landlords with an income of over £50,000. This will extend to those earning £30,000 from April 2027.

You run your business. Tide sorts your tax.

Without the right Making Tax Digital tools, landlords could be looking at hours of extra admin, accounting bills and potential HMRC penalties. With Tide, it’s all done for you.

Frequently Asked Questions on MTD for Landlords

MTD for Income Tax applies to landlords with income over £50,000 from April 2026, and those earning over £30,000 from April 2027.

You’ll need to keep digital records of all income and expenses, submit quarterly updates to HMRC via MTD-recognised tools, and complete a final declaration at the end of the tax year.

No, MTD for Income Tax applies to individuals renting property in their own name. Limited companies continue to file annual Corporation Tax returns and are not subject to these rules.

Qualifying income is your combined gross income from self-employment and property letting before expenses are deducted. Income from employment (PAYE), dividends, or savings does not count toward this threshold.

Tide’s free business bank account provides free, HMRC-recognised MTD features for landlords, including digital record-keeping, quarterly updates, and direct filing to HMRC through the Tide app.

Tide automatically categorises transactions, captures receipts, generates Self Assessment forms with tax estimates, and files returns directly to HMRC, removing the need for manual admin.

Tide's free business bank account only supports MTD for Income Tax requirements.

However, with Tide Accounting you can submit returns for both VAT and Income Tax.

Yes, you can connect an existing bank account to Tide via Open Banking, or link your existing accounting software, to access Tide's MTD tools without switching banks.

If your qualifying income falls below the current threshold, you do not need to follow MTD rules yet and can continue filing a standard annual Self Assessment return.
